These Terms and Conditions govern your use of the ZentroHestia platform. By accessing or using our services, you acknowledge and agree to these terms. ZentroHestia is a direct matchmaking and verified tenant leads service connecting owners and renters with 100% zero brokerage.

1. Scope of Services

  • ZentroHestia is a digital real estate discovery, matchmaking, and verified tenant lead platform.
  • We provide free property listing tools for property owners and direct home search features for renters with zero brokerage.
  • We offer optional paid subscription packages (Tenant Lead Access Packs) enabling property owners to unlock contact details of verified prospective tenants.
  • ZentroHestia is not a property management company, real estate broker, or party to any tenancy contract.

2. Platform Role & Relationship of Parties

  • ZentroHestia acts purely as a technology facilitator connecting property owners directly with prospective tenants.
  • All rental agreements, leases, site visits, and tenancy terms are negotiated and executed directly between the property owner and tenant.
  • ZentroHestia does not own, lease, sublease, manage, or operate listed properties.

3. Owner Representations and Responsibilities

  • Owners represent that they are the legal owners or authorized representatives with the right to list and rent the property.
  • Owners must provide truthful, current, and accurate listing information, photos, amenities, and rent details.
  • Owners must disclose all relevant property conditions, society rules, and terms prior to finalizing a lease with a tenant.
  • Basic property listing on ZentroHestia is 100% free of charge.

4. Tenant Profile and Conduct

  • Tenants can browse listings freely and create verified tenant profiles to allow genuine property owners to connect with them.
  • Tenants must provide truthful information regarding their housing requirements, budget, and move-in timeline.
  • Tenants acknowledge that connecting with owners via the platform does not guarantee property availability or lease approval.

5. Subscription Services and Contact Packs

  • Property owners may purchase prepaid Tenant Lead Access Packs to view direct contact details (phone/email) of verified tenant leads.
  • Subscription credits are digital, non-transferable, and valid according to the plan terms purchased.
  • Payments for subscription plans are processed securely through authorized payment gateways.
  • ZentroHestia does not offer cash-out, wallet withdrawal, or money transfer services.

6. Rent, Deposits, and Financial Transactions

  • All rent payments, security deposits, maintenance charges, and utility bills are handled directly between the tenant and the owner.
  • ZentroHestia does not collect, hold, escrow, or disburse rent or deposit payments.
  • Users should exercise due diligence, verify property condition in person, and obtain valid rent receipts directly from the property owner.

7. Zero Brokerage Policy & Revenue Model

  • ZentroHestia does not charge brokerage, commission, or success fees on closed rental transactions from either tenants or owners.
  • Our revenue is derived exclusively from our tenant details sharing service (prepaid Tenant Lead Access Packs) and optional premium property listing promotion on our platform.
  • ZentroHestia is not a property management company, landlord, or rental broker.

8. Prohibited Conduct

  • Posting fraudulent, deceptive, or misleading property listings or tenant profiles.
  • Using contact information obtained from the platform for spam, harassment, or unauthorized commercial marketing.
  • Impersonating any person or entity, or falsely claiming ownership of a property.
  • Attempting to circumvent or exploit platform payment mechanisms.

9. Content Verification and Accuracy

  • While ZentroHestia conducts review and verification checks on submissions, we do not warrant or guarantee the complete accuracy, legal title, or condition of listed properties or tenant claims.
  • Users are advised to conduct physical inspections and independent document verification prior to executing lease agreements.

10. Suspension and Termination

  • ZentroHestia reserves the right to suspend or terminate accounts, remove listings, or restrict access for users who violate these Terms, engage in fraud, or abuse platform features.

11. Limitation of Liability

  • ZentroHestia shall not be liable for any direct, indirect, incidental, or consequential damages arising from interactions, disputes, or agreements between owners and tenants.
  • Our maximum aggregate liability for any claim related to platform services shall not exceed the amount paid by the user for subscription services in the preceding 3 months.

12. Indemnity

  • Users agree to indemnify and hold harmless ZentroHestia, its directors, officers, and employees from any claims, damages, or liabilities arising from their use of the platform, violation of these terms, or breach of applicable laws.

13. Updates to Terms

  • ZentroHestia may update these Terms and Conditions from time to time. Continued use of the platform constitutes acceptance of the revised terms.

14. Governing Law and Jurisdiction

  • These Terms and Conditions are governed by and construed in accordance with the laws of India.
  • Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the competent courts in Pune, Maharashtra, India.
