These Terms and Conditions govern the use of ZentroHestia services by property owners and tenants. By using our services, you acknowledge that you have read, understood, and agreed to these terms. If any signed agreement conflicts with this page, the signed agreement will prevail for that transaction.
1. Scope of Services
- ZentroHestia operates a lease-based property management model for residential properties.
- We may lease properties from owners and sublease or license them to tenants under separate contracts.
- Our services can include tenant management, rent collection, documentation support, and property-related Maintenance and operations as agreed.
2. Contract Structure
- Property owners execute a formal lease or management agreement with ZentroHestia.
- Tenants execute a separate agreement with ZentroHestia and not directly with the owner unless expressly documented otherwise.
- If permitted by owner agreement, ZentroHestia may sublease or license occupancy rights to tenants.
3. Owner Representations and Responsibilities
- Owners represent that they have full legal authority to lease and permit use of the property.
- Owners must disclose all material defects, dues, encumbrances, and ongoing disputes affecting occupancy.
- Owners must provide the premises in safe and livable condition at handover, unless otherwise agreed in writing.
- Owners acknowledge that ZentroHestia may earn revenue by licensing or renting at a value different from owner rent.
4. Tenant Eligibility and Documentation
- Tenants may be required to submit valid identity proof, address proof, employment details, and other KYC documents.
- Submission of documents does not guarantee booking or tenancy approval.
- Applicants must provide accurate and current information at all times.
5. Tenant Obligations
- Pay rent, deposits, utility dues, and other charges on time as per agreement terms.
- Use the premises only for lawful residential purposes unless otherwise permitted in writing.
- Maintain the property in reasonable condition and comply with housing society, building, and municipal rules.
6. Payments, Deposits, and Charges
- Tenants must pay rent to ZentroHestia as per agreement terms.
- Owner payouts are governed solely by the owner agreement and may be subject to contractual conditions.
- Security deposit refunds, deductions, timelines, and damage recovery are governed by the tenant contract.
- Service charges may include management fees, onboarding charges, documentation charges, and applicable taxes.
7. Maintenance, Access, and Repairs
- Minor and routine maintenance responsibility is as defined in the relevant contract.
- Structural or major repairs are generally owner responsibility unless allocated differently by written agreement.
- Reasonable property access may be required for inspection, maintenance, emergency, or legal compliance purposes.
8. Vacancy, Occupancy, and Risk
- Vacancy periods may occur during transition between tenancies.
- Any guaranteed payout, if offered, is subject strictly to written contractual terms.
- ZentroHestia is not liable for commercial expectations or losses beyond express contract obligations.
9. Subletting and Assignment
- Where contractually authorized, owners permit ZentroHestia to sublease or license occupancy rights.
- Tenants must not sublet, assign, or transfer possession without prior written approval.
10. Prohibited Conduct
- Providing false or misleading information.
- Engaging in illegal activity.
- Intentional property damage.
- Nuisance, harassment, unsafe behavior, or repeated violation of society or building rules.
11. Compliance with Law
- All parties must comply with applicable laws, tenancy regulations, and local authority requirements.
- Parties are responsible for their own tax, statutory, or legal obligations unless expressly agreed otherwise.
12. Suspension and Termination
- ZentroHestia may suspend services or terminate arrangements for breach, fraud risk, legal non-compliance, or safety concerns.
- Either party may terminate contracts as per agreed notice periods and termination clauses.
- Accrued dues and liabilities up to termination remain payable.
13. Limitation of Liability
- ZentroHestia is not liable for indirect, incidental, or unforeseen losses.
- Liability is limited to direct losses proven under applicable law and subject to contract limits.
- ZentroHestia is not responsible for independent third-party actions, force majeure events, or events beyond reasonable control.
14. Indemnity
- Owners and tenants agree to indemnify ZentroHestia against losses arising from false declarations, unlawful acts, or breach of contract by such party.
15. Documentation, Notices, and Updates
- All agreements may be executed digitally or physically and remain enforceable as permitted by law.
- Formal notices may be sent through registered contact details, email, or other contract-approved channels.
- ZentroHestia may update these Terms and Conditions from time to time.
- Updated terms become effective when published unless otherwise stated.
